For Phase 1, we are offering land totaling 1500 hectares in size, in one location.

It is located in the industrial heart of Java between Cilegon and Anyer on the Sunda Strait coast, approximately 1.5 hours drive from Jakarta. Phase 1 is bounded by the sea on one side and a low range of hills on the other.

The sea frontage has 30 meters deep water less than a 1200 meters offshore. It is the only truly deep water frontage in industrialized Java. The ‘South Ring Road’ is a 40m wide expressway that runs right through the land and connects to the tollway to Jakarta.

The surrounding area is the most industrialized area in West Java due to the deep sea access available. Posco Steel (Korea) is the third largest steel maker in the world and in 2010 entered into a JV with Krakatau Steel (Indonesia) to build a new steel mill of 400 hectares to increase production from 3 million tons to 6 million tons, + 12 kilometers from our location.

As a result there has been an influx of Korean and Chinese companies who have recently sought approval by the foreign investment board and are looking for land.

There are 3 major ports that service West Java:

1. Cigading Port (owned by Krakatau Steel) is the largest at 20m sea depth and is capable of handling up to 150.000 DWT. However, due to the JV with Posco, this is now at over-capacity. This location is within 10 kilometers from our location.

2. Ciwandan Port (Government Business Enterprise) is 42 Hectares in size and has a 15m sea depth. This port is also over capacity. This location is within 7 kilometers from our location.

3. Tanjung Priok Port (Government Business Enterprise) is in the heart of the City of Jakarta and has a total size of 604 Hectares with a maximum sea depth of 14m. This port is also at over capacity. This port currently handles 65% of all export and import shipments for the country and in 2011 handled 5 million TEU’s.
